Buying and Selling Property

We offer a set price but pro-active Conveyancing service. We set out below fees and disbursements that will apply in a typical Conveyancing transaction:
ESTIMATE OF LEGAL FEES IN RELATION TO PROPERTY PURCHASE AND SALE 

*Land registry fees are payable on sliding scale and will be confirmed upon full details of purchase price.

Land Registry fees up to €50,0000.00 €400.00
Land Registry fees up to €200,000.00 €600.00
Land Registry fees up to €400,000.00 €700.00
Land Registry fees over €400,000.00 €800.00

Stamp duty is chargeable on all purchases of residential property at 1% of the purchase price. Stamp duty on non residential land 7.5%

Stage payments incur charge of €90.00 plus v.a.t @ 23% per draw down except for first draw down for which there is no additional fee

Please note that we will require copy passport and address verification in due course.

To facilitate sale of property we will require:-

1. BER Certificate.
2. Written evidence of PPS Numbers.
3. Certificates of discharge/exemption NPPR charge as appropriate.
4. Screenshot for LPT 2013 to 2021 inclusive showing nil balance and incorporating confirmation household charge paid.
5. Confirmation of location of title deeds.
6. If Married – date of marriage and copy marriage certificate. 
7. Details of any mortgage over the property to be sold.
